Home buying is nerve wracking, that's for sure. Back in August of 2002 I took the plunge and bought a house. I was nervous but the thing you need to remember is that as long as you're buying "good" real estate, you can always borrow against your equity (if money gets that tight). Also, live there for a year, get a new appraisal and refinance and you'd be surprised how much of a difference that can make. The only thing to be aware of is that the economy is starting to do well so we may see rates going up in the near future!
