I'm scared shitless... a lot of things in life changing here...
like with this condo, I'm going from having some $$ in the bank to save my ass when things go wrong.
I know carina is there for me and would/will help me with anything (like if I get laid off)...

What are the condo fees like in Portsmouth? I'm starting to save money and was wondering what a good down payment on a 200-250k home would be...
This is kinda off topic but my cousin bought a 2 bedroom, beachfront condo in Brazil for $18,000 and his condo fees are $18 bux a month. I could not believe it. A bottle of beer in a bar there is like 25 cents...

Home buying is nerve wracking, that's for sure. Back in August of 2002 I took the plunge and bought a house. I was nervous but the thing you need to remember is that as long as you're buying "good" real estate, you can always borrow against your equity (if money gets that tight). Also, live there for a year, get a new appraisal and refinance and you'd be surprised how much of a difference that can make. The only thing to be aware of is that the economy is starting to do well so we may see rates going up in the near future!

portsmouth condo fees are about $100-250/mo.
I'm paying $100-ish.
down payments for a 250K place can run you 0%,5%,10%, 20%.
really it's whatever you want.

if you pay under 20%, you have to pay PMI which is insurance on the fact that you are going to pay your mortgage off.
I have a friend that paid 0%, getting a loan for 100% and didn't have to pay PMI.
to get around PMI, I'm doing a 80/10/10 where I get a 30 year mortgage for 80%, a second mortgage for 10% and I put down 10%. that was the best option for me.
